Hard-Fought Victory for New York City Tenants and Working FamiliesAssembly Speaker Sheldon Silver and Housing Committee Chair Vito Lopez today announced passage of legislation to extend the rent laws and expand rent protections for tenants for the first time since 1993. The deal, passed as part of the Affordable Housing Act (A.8518), includes important provisions that increase vacancy decontrol thresholds and provide tenants with enhanced protections. "Despite fierce and well-financed opposition to working families in New York City, we were able to secure important victories for tenants," Silver (D-Manhattan) said earlier today. "This measure, while not all that we pushed for, is a huge relief for tenants and a significant improvement over what is currently in place."

Speaker Silver Statement on Emergency Extension to New York's Rent Laws
The Governor has sent, and the Assembly has agreed to pass, a short-term emergency extension to New York's rent laws. This extension will expire at 3 p.m. on Friday. The Assembly Majority is committed to keeping housing affordable for more than two million New Yorkers and remains focused on expanding and strengthening these laws. That's why the Assembly passed legislation more than a month ago to renew and expand rent laws. With the Governor's leadership we hope to convince our colleagues in the State Senate to commit to strengthening these laws so that middle class New Yorker's are able to remain in their homes.

The Assembly has made strengthening New York's rent laws a priority and passed a comprehensive bill last month. Unfortunately, Senate Republicans have instead focused on giveaways to landlords and policies to undercut rent protections, which would have devastating consequences for middle and low income New Yorkers who will be squeezed out of their neighborhoods and communities. The clock is ticking - New York's rent laws are set to expire on June 15 and families are counting on the state legislature. Working with Governor Cuomo, we are confident that we can provide hard working families with the protections they deserve. That is why we are pleased that Governor Cuomo is providing strong leadership to renew and strengthen our rent laws. Our goal - first and always - should be to ensure that working families, children and senior citizens can afford to remain in their homes and in their communities.

Assembly Speaker Sheldon Silver and Housing Committee Chair Vito Lopez announced the passage of legislation today that would extend and strengthen New York City’s rent regulation laws. The measure (A.2674A/Lopez) includes provisions that will protect millions of working New Yorkers, extend rent-stabilization laws set to expire June 15, and close loopholes that allow for the loss of thousands of affordable apartments every year.
