        AN ACT to amend the real property law, in relation to massage  therapist
          locations  that  promote  prostitution and/or practice massage therapy
          without a license
 
          The People of the State of New York, represented in Senate and  Assem-
        bly, do enact as follows:
 
     1    Section  1.  The  real property law is amended by adding a new section
     2  228-a to read as follows:
     3    § 228-a.  Tenant  location  used  as  an  unlicensed  massage  therapy
     4  location  and/or  massage therapy that promotes prostitution. A landlord
     5  shall terminate a tenancy and evict a  tenant  who  operates  a  massage
     6  therapist  location  on  the  landlord's  property  within sixty days of
     7  notification to the landlord  by  a  city  or  state  agency  that  such
     8  tenant's massage therapist location:
     9    1.  practices massage therapy without a professional massage therapist
    10  license in violation of section six thousand five hundred twelve of  the
    11  education law; and/or
    12    2. promotes prostitution as defined in section 230.15, 230.19, 230.20,
    13  230.25, 230.30 or 230.32 of the penal law.
    14    § 2. This act shall take effect immediately.
